Land Surveying can feel unfamiliar, but it doesn’t have to. We explain each service in clear, straightforward language so you will know what you are getting and how it supports your project. We understand people do not deal with surveying every day, so below we have laid out our services in a way that is easy to follow and free of jargon, helping give you the confidence to make informed decisions about your project.

Alcohol License Survey

An alcohol‑license survey determines the building location, distances to any restricted or sensitive locations such as schools, churches, or parks, and site details required by the local ordinance to determine licensing eligibility.

Project Deliverables: A plat will be issued that contains the information required for the local authority to determine the site’s eligibility for an alcohol license.

ALTA/NSPS Survey

An ALTA/NSPS Land Title Survey documents the property boundary, visible improvements, easements, access points, and other title‑related features in the standardized format required for commercial real‑estate transactions. It is completed in accordance with the ALTA and NSPS minimum standards and incorporates the specific Table A items selected by the client or lender, ensuring the survey reflects the exact level of detail required for due‑diligence and title review.

Project Deliverables: A plat will be issued that shows all selected Table A items, meets the ALTA/NSPS 2026 standards, and includes the required ALTA/NSPS certification.

As-Built Survey

An As‑Built Survey documents the exact horizontal and/or vertical location of completed improvements, providing a precise record of how newly constructed features exist on the ground at the time of survey.

Project Deliverables: A plat will be issued showing the horizontal and/or vertical location of all selected measured improvements, along with the appropriate surveyor’s certification. CAD files can be included upon request.

Boundary Survey

A Boundary Survey, commonly called a “retracement boundary survey”, retraces the location of an existing property boundary by interpreting the recorded deeds, plats, and historical evidence tied to the parcel. The surveyor identifies and evaluates monuments, measurements, and record data to determine the boundary location based on professional judgment.

Project Deliverables: A plat will be issued showing the property boundary lines, found and/or set monuments, and the surveyor’s professional opinion of the boundary location. All pertinent existing improvements, such as buildings, driveways, fences, and other visible features, will be located as part of the survey.

Cemetery Survey

A Cemetery Plat Survey establishes the exterior boundary, layout, and internal organization of a new cemetery or new cemetery section. This survey measures and documents the limits of the property, the arrangement of burial plots, drives, and access areas, and any required setbacks or reserved spaces. It provides accurate information and depiction ready for local review and supports the long‑term planning and development of the site.

Project Deliverables: A plat showing the boundaries, layout, and designated areas of the new cemetery or cemetery section. All mapping reflects field‑verified measurements and the planned arrangement prepared for local review and approval. Individual grave plots will be laid out in the field, with each of the four plot corners marked using rebar topped with aluminum caps stamped with the assigned plot number. The plat will be suitable for submittal to local authorities when applicable or for recording.

Condominium Conversion Survey

A Condominium Conversion Survey provides the measurements and mapping needed to convert an existing structure into individually owned condominium units. This survey measures and identifies unit boundaries, common areas, limited common elements, and the relationship of each unit to the building as a whole.

Project Deliverables: A plat will be issued showing the unit boundaries, common areas, and limited common elements required for the condominium declaration, along with the measurements and descriptions needed to meet state and local recording requirements

Construction Staking Services

Construction Staking Services provide the precise horizontal and/or vertical locations of proposed improvements so they can be built in accordance with approved plans. This includes setting stakes, nails, or marks for items such as building corners, grading limits, utilities, pavements, and other design elements shown on the construction documents. The survey establishes accurate field control for contractors and ensures improvements are placed in their intended locations.

Project Deliverables: Stakes or marks set in the field accurately identifying the horizontal and/or vertical locations of proposed improvements as shown on the approved construction documents & CAD files provided to us. No plat, as-builts, or reports are included for this service.

Corner Monument Identification Survey

A Corner Monument Identification Survey locates record boundary corners and marks them in the field for clear identification. This survey identifies existing corner monuments called for in the recorded plats and deeds and confirms their position. Missing or disturbed record corners will be replaced in accordance with Georgia surveying standards.

Project Deliverables: Field staking and flagging of located record boundary corners or replacement of missing corners in accordance with Georgia surveying standards. All work reflects the identification or restoration of record monumentation for on‑site reference. No plat, map, or drawing is included with this service.

Easement Survey

An Easement Survey establishes the location and extent of new easements being created for access, utilities, drainage, or other defined uses. This survey measures, legally describes, and depicts the proposed easement boundary in relation to existing boundaries and site features to ensure it meets legal, design, and permitting requirements. It provides accurate information for preparing easement documents, recording new rights‑of‑way, and supporting development and utility coordination.

Project Deliverables: A plat depicting the surveyed location, width, and extent of the new easement being created. All mapping reflects field‑verified measurements and the proposed easement limits prepared for recording. Existing improvements and the property boundary may be shown as needed to support the easement’s placement.

Existing Conditions Survey

An Existing Conditions Survey documents the current physical features of a property as they exist today. This survey captures horizontal and/or vertical locations of visible site elements such as buildings, pavements, utilities, drainage structures, and other improvements. It provides an accurate baseline for design, permitting, renovations, or site planning by showing what is actually on the ground, not what may appear on older plans or records.

Project Deliverables: A plat will be issued showing the measured locations and/or elevations and ID of existing site features. Boundary information may be included at the client’s request. CAD files can be included upon request

Foundation Survey

A Foundation Survey measures and documents the horizontal and/or vertical placement of a newly constructed foundation to confirm its location before framing begins. The surveyor identifies the foundation’s position relative to the property boundary and other controlling features, providing assurance that the structure is set correctly on the site. This survey is often required by lenders, county officials, or contractors to document that the foundation has been set in the correct location before further work continues.

Project Deliverables: A plat will be issued depicting the measured foundation layout, its horizontal position and all relevant reference features needed for construction to proceed. The foundation’s location will be shown in direct relation to the property boundary to document that it has been set in the correct position on the site.

Mortgage Survey

A Mortgage Survey provides a representation of the property boundary and the location of visible improvements for use in real‑estate transactions. It identifies the general position of buildings, driveways, fences, and other observable features in relation to the record boundary and notes any apparent encroachments or conflicts that may affect closing. This survey is typically requested by lenders or closing attorneys as part of the title and underwriting process,

Project Deliverables: A plat will be issued showing the general location of visible improvements in relation to the record boundary, along with any apparent encroachments or conflicts observed during the survey.

Property Line Marking

A property line marking involves researching your deed, plat, and adjoining property records, locating any existing corner monuments such as iron pins or pipes, taking precise field measurements with professional GNSS or total‑station equipment to verify the boundary, setting or resetting missing corners when permitted under Georgia law, and then marking the boundary lines between those corners with wooden stakes, PVC pipes, or T-posts so you can clearly see where the recorded property line lies on the ground.

Project Deliverables: Clients receive clearly marked property lines using stakes or T-posts, with existing corners marked and confirmed, and any missing corner monuments reset as needed. No plat, map or drawing is included with this service.

Recombination Survey

A Recombination Survey is the process of combining two or more existing tracts into a new configuration, creating a single tract or a reduced number of tracts from the original tracts. The surveyor reviews the recorded deeds and plats, resolves any boundary discrepancies, and prepares a revised layout that reflects the new configuration. The resulting survey shows the newly configured boundary lines, monuments, and any relevant site features.

Project Deliverables: A plat will be issued depicting the newly established boundary lines, the original boundary lines that remain in place, and the former interior lines that are being abandoned as part of the recombination. All existing improvements, such as buildings, driveways, and other visible features, will be located as part of the survey. The recombination plat will be prepared in a format suitable for submission to the appropriate local officials for their review and approval.

Subdivision Survey

A Subdivision Survey establishes new parcel boundaries by dividing an existing tract into two or more lots. The surveyor reviews the recorded deeds and plats, determines the original tract boundary, and then divides the parent tract into multiple tracts. Subdivisions are often classified as major when they involve multiple lots or new infrastructure, or minor when they create only a small number of lots with no new roads or major improvements.

Project Deliverables: A plat issued depicting the newly created lots, existing improvements, required easements, and any other items necessary for local review.

Topographic Survey

A Topographic Survey measures ground elevations, visible site features, and other physical characteristics of a property to document current terrain and surface conditions. This survey identifies contours, grading, visible utilities, drainage elements, and other improvements to support design, permitting, and planning efforts. It provides an accurate representation of existing topography for use in engineering and architectural work.

Project Deliverables: A plat issued showing specific spot elevations, visible site features, and other topographic information collected during the survey. Contours at the specified interval will be shown on the plat. Boundary information may be included at the client’s request.

Tree Survey

A Tree Survey identifies and documents the location, size, and species of trees within a property or defined project area. This survey can include trunk diameters, canopy extents, and other relevant characteristics to support site planning, permitting, or compliance with local tree protection ordinances.

Project Deliverables: A plat issued depicting the surveyed locations, sizes, and species of trees within the project area. Boundary information may be included at the client’s request. CAD files can be included upon request

Volume Calculation Survey

A Volume Calculation Survey measures existing ground surfaces to determine the amount of material contained within or removed from an area. This survey is used to calculate volumes for stockpiles, ponds, excavations, and other earthwork features by comparing current elevations to a reference surface. It provides clear, reliable quantities for planning, estimating, and verifying earthwork operations.

Project Deliverables: A plat issued depicting the measured ground surface and the calculated volume for the defined stockpile, pond, or earthwork area. All quantities are based on current field conditions and the comparison surface used for the calculation. CAD files are available upon request.
